Within walking distance of the planned Springleaf MRT (Mass Rapid Transit) rail station, The Essence will be part of one of the least densely populated neighbourhoods of Singapore – with a limited supply of new homes.

Most properties in the area are landed houses, with a couple of other low-rise condos. There haven’t been any new private condo launches in this area for years, so The Essence is expected to attract high demand.

Transport link plans

With the expected opening of the second phase of the Thomson-East Coast Line (TEL) in 2020, the new Springleaf MRT underground station will be just an 8-minute walk from The Essence.

This means, for instance, that travelling to the Orchard Road shopping belt or Marina Bay will take less than 25 minutes. The MRT will also give direct access to Changi Airport.

Connectivity will also be enhanced with the upcoming North-South Corridor, which will include cycling routes and express bus lanes. The corridor is expected to be completed by 2026.

Facilities and amenities

Nestled amidst lush greenery in the Springleaf enclave of District 26, on-site facilities at The Essence include a 40m lap pool and a kids’ pool.

The Essence is close to many popular eateries along Sembawang Road, including Chong Pang Nasi Lemak and Sembawang White Beehoon. You’ll find a wide choice of restaurants in the nearby malls as well.

Surrounding The Essence are many impressive schools – pre-schools, primary and secondary schools, junior colleges and polytechnics, and an international school.

Comprising Thomson and Mandai, District 26 offers many attractions to visit and places to dine out and relax. Located in the north-eastern region of Singapore, it’s a residential area with a plethora of facilities and amenities, which have been established over the years.

The Essence is in a mature, peaceful residential neighbourhood, not as built-up as other condos for sale in Singapore.

The condo compound is an almost classical square shape, surrounded by other low-rise buildings along Chong Kuo Road. On both sides of the main entrance are rows of old shophouses, with a good choice of eateries and cafes.

Venture a little further afield and you’ll discover one of the largest shopping centres in northern Singapore – Northpoint City.

Getting in tune with nature

One of the most attractive aspects of The Essence is its proximity to parks, nature reserves and reservoirs. It sits between two large bodies of water – the Upper and Lower Seletar Reservoirs and their parks – and Springleaf Nature Park is a 3-minute walk.

Also nearby are Sembawang and Orchid golf and country clubs and Singapore Island Country & Golf Club. If you don’t fancy a round of golf, other recreational activities include swimming, dance, and karaoke.

Other nearby sports facilities include Mandai Executive Golf Course and Yishun Sport Centre, a public stadium run by Sport Singapore.

Plans are in the pipeline to transform the leafy area of Mandai into a 26-hectare ecotourism hub to incorporate Singapore Zoo, the Night Safari, River Safari, Bird Park, and a new Rainforest Park.

The Essence residents who like to combine their love of nature with fun activities will also be heading to ORTO, where a 6-minute drive will reward you with a multi-recreational park the size of 7 football pitches. Formerly known as Bottle Tree Park, ORTO runs activities throughout the day, including paintball, prawning, and drift karting.

The Essence has the advantage of proximity to the new Springleaf MRT Station.
